We provide advice and counsel to the clients on all types of commercial real estate projects and transactions from the acquisition and sale of existing projects to the development, construction, operation and management of new multi-family, retail, industrial and multi-use projects. We have represented our clients in the successful acquisition, financing, development, operation and sale of all types of unimproved land and improved properties for residential and commercial use, including land assemblages, throughout the Southeast. Knowing each transaction is unique, we focus on finding creative and innovative responses to any unusual requirements or opportunities our clients face.
We advise on all phases of a transaction, including structuring and negotiating the business deal, performing or coordinating due diligence review, generating documentation and overseeing the closing. We typically continue our role after closing, on matters such as construction, development, management, leasing, refinancing and sale. We structure, document and implement creative financing arrangements for developers, using a variety of vehicles such as limited liability companies, joint ventures, syndicated partnerships and ground leases. We have particular expertise in utilizing Internal Revenue Code provisions and state tax statutes in the development of real property, including the use of Section 1031 like-kind exchanges and Federal and state tax credits.
We are licensed and handle real estate transactions in North Carolina, South Carolina and Virginia. We also work collaboratively with our network of local counsels throughout the Southeast and nationally to assist our clients with transactions throughout the country. We are approved North Carolina attorneys for title opinion certifications made to most major national title insurance underwriters. We also have an affiliated South Carolina title agency that can write title policies in South Carolina for a major title insurance underwriter.
