We have combined our expertise in taxation and real estate to help developers, lenders and investors in the revitalization of historic structures and urban redevelopment utilizing the Federal and state historic rehabilitation tax credits and New Markets Tax Credits.  We assist clients in all types of applicable financing and programs, including:

We provide full-service in regard to all aspects of these transactions from start to finish.  The following is a short list of the types of tasks we handle on a regular basis:

 

  • Assist with applications for historic rehabilitation credits
  • Advise in regard to statutory, regulatory and tax compliance matters
  • Handle all real estate acquisition and construction-related matters through out the life of the project – from the drafting and negotiation of the purchase contract to the closing of the permanent financing and all stages in-between
  • Negotiate and provide partnership, loan and tax opinion letters - we have worked with a range of investors and lenders throughout the nation
  • Act as special or local counsel – we routinely (i) help out-of-state developers, lenders and investors with projects in our footprint and (ii) work collaboratively with your existing general counsel handling certain portions of transactions that require our special expertise or local knowledge

 

We were involved in the drafting and implementation of the South Carolina Textiles Communities Revitalization Act and the North Carolina Mill Rehabilitation Tax Credit.  Both bills created state tax credits for qualified amounts spent towards the rehabilitation of abandoned mills in the Carolinas.
